My workHouse MOT and Landlord Maintenance
I offer a practical visual maintenance review for homeowners, landlords and letting agents, with a choice of a one-off visit or agreed ongoing upkeep. The proposed scope below is a draft for review.
How I can help
- Visual review of accessible internal and external areas, within an agreed scope
- Check for visible wear, decorating needs and minor maintenance jobs
- A short written summary of observations and suggested priorities
- Separate quotations for agreed repairs, preparation, cleaning or decorating
Careful work, considered results
Identify visible upkeep needs and plan practical next steps. Findings are observations rather than a specialist diagnosis. Any follow-up work, materials and visits are agreed and quoted separately.
One-off House MOT: an agreed visual walk-through of safely accessible areas, covering decorating condition, visible wear to woodwork, general cleaning needs, garden upkeep and suitable exterior cleaning. A short written summary will list observations, suggested priorities and work that may need a specialist. Any maintenance work is quoted separately.
Ongoing maintenance: scheduled visual reviews and an agreed programme of minor upkeep, such as filling, painting, general cleaning, garden work and suitable exterior cleaning. Visit frequency, access, materials, individual jobs and charges are agreed in writing. Additional or urgent work needs a separate agreement; no emergency response time is promised.
The House MOT is not a structural survey, safety certification or a guarantee that a property is free of defects. It excludes hidden or inaccessible areas, invasive testing, work at unsafe heights, gas, electrical and plumbing work, and statutory inspections. Suspected specialist issues should be assessed by an appropriately qualified professional.

Do you work with landlords and letting agents?
Yes. Landlords and letting agents can enquire about property improvements, one-off maintenance visits and ongoing upkeep arrangements.
Can I enquire about ongoing property maintenance?
Yes. Enquire about scheduled visual maintenance reviews and agreed upkeep jobs. Visit frequency, scope and terms are agreed individually. The proposed service scope is a draft for review.
Does a House MOT replace a survey or safety inspection?
No. It is a proposed general visual maintenance review of agreed, safely accessible areas. It does not replace a structural survey, gas safety certificate, electrical inspection or any statutory inspection. Follow-up work and specialist assessments are separate.
